*Quantity Surveyor (Cost Control Specialist)* for a Real Estate Development Company

We are looking for a meticulous Quantity Surveyor to manage project costs and contracts for our developments.
*Job Responsibilities*
• Prepare preliminary cost estimates and feasibility studies for proposed projects, working with the team to determine if a project’s projected costs align with budget and expected ROI.
• Develop detailed Bills of Quantities (BOQ) and cost plans for projects – listing all materials, labor, and services required, with accurate quantity takeoffs and current market rates.
• Track project expenditures and cash flow throughout construction: monitor costs against the budget, report any variances, and advise management on corrective actions if the project is exceeding budget.
• Validate and certify contractor/vendor payment claims (interim certificates): evaluate work done on site vs. billed amounts to ensure we pay only for actual, quality work completed.
• Source and update information on material and labor costs in Nigeria, maintaining a database of rates. Leverage this information to negotiate or advise on cost-saving alternatives.
• Manage the tendering process for subcontractors or major purchases: prepare tender documents, evaluate bids, and assist in contractor selection from a cost/value perspective.
• Issue variations orders and adjust cost plans when project changes occur; keep meticulous records of any changes in design or scope that affect costs.
• Collaborate with the Procurement Manager to ensure that purchases align with the cost plan and to identify opportunities for bulk purchasing or better deals.

*Requirements:*
✨ Bachelor’s or HND in Quantity Surveying or a related field (Cost Engineering, Construction Economics).
✨3/5 years as a Quantity Surveyor in construction or real estate development projects. Experience in both residential and commercial project costing is useful
✨ Professional membership with NIQS or similar is an advantage; candidates on the path to QSRBN registration preferred.
✨Strong knowledge of building construction processes and materials. Able to read architectural and engineering drawings to extract quantities
✨ Excellent analytical and numerical skills, with great attention to detail and accuracy in calculations.
✨ Good communication and negotiation skills – able to liaise with contractors and suppliers to resolve cost issues and negotiate rates.
